What does this investment approach consist of?

Our investment model has a 360º approach, starting from the capture of the opportunity up to the final operation of the complex.

Kategora, as a property promoter, designs and develops accommodation complexes and generates value for its investors through the operation, under its Kora Living lodging brand, in charge of maximizing the profitability of each complex through short- and medium-term rentals.

The harmony between both activities, promotion, and management, makes us unique. We take care of the details in all phases, allowing us to maximize the investor's profitability.

What profitability can I obtain? And how do I get paid?

The estimated return is 6% net of expenses.

You will receive a mixed profitability. On one hand, the fixed and contractually insured part, on the other hand, the variable part, defined according to the results obtained by the complex. The fixed income is settled quarterly, while the variable income is settled annually after the accounts have been audited.

What guarantee can I expect?

You have the physical guarantee of the property itself and we offer a corporate guarantee as a rent guarantee. We also provide the security of a successful model that has been proven for 19 years.

We have developed three product lines that cover current housing needs: Flex Living, Beach, and Urban. We currently have 16 complexes under management and development that represent a total of 2,500 apartments with a gross accumulated value (GAV) of 650 million euros and the confidence of more than 1000 investors.

How is the investment process?

The payment schedule is conditioned to the construction of the complex for the investor's security. The last installment is between 55% and 70% of the total amount for the deed and delivery.

What does the Kategora Model consist of?

This model allows us to offer our more than 1000 investors high profitability and security along with other advantages such as periods of use and enjoyment of the apartments.

Could I sell my apartment at any time?

Yes, you can. The owner can sell the property without restrictions. Kategora is in charge of advising to find the best option for sale. The exhaustive selection of locations projects the profitability by revaluation of the property.

Who is in charge of maintenance?

This is a model with integral management. Kategora assumes all the management of the complex, allowing the investor to relax completely. By choosing Kategora for your investment you choose profitability and security but also comfort, since we take care of everything so that you can rest and your money works for you.

Can I rent my property?

No, the exploitation is limited to to the operator Kora Living for 10 years.

How can I track profitability?

Transparency is a cornerstone in Kategora, which is why we have developed an online platform where investors can monitor their investment at all times.
